What Is A Comparative Market Analysis or A Fair Market Evaluation?

 A current market evaluation is the estimated selling price or probable selling price a consumer would be willing to pay to purchase your property on the open real estate market. This price is usually based on comparable properties that have SOLD recently in your neighbourhood.  Comparable market evaluations are not to be taken lightly as one mistake could lead to delays in selling and even thousands of dollars in loss upon sale.This involves very detailed research, filtering and matching, this could take up to 1 - 2  hrs or more not including the time to view the property & taking down feature details in the first place. It comprises of re-searching for comparable properties that have SOLD more than likely in the last 90 days - 6 months, each property is checked for any necessary adjustments i.e Local market price increases or decreases, style of home, lot size, # of bedrooms, basement development, parking, location, square footage, year built, any renovations, cleanliness, upgrades, wear & tear, frontage and backing onto parks or main busy street and many other items that a seller may not consider. All of this requires real estate knowledge, experience, current market analysis and the evaluation tools required to compare, filter & adjust and only then can a real estate agent come to an estimated selling range for the seller, example: $355,000 - $370,000 

 

How much does Executive FLAT RATE Realty charge?

Our Rates For You Are FLEXIBLE !

Starting low as 2.5% - 4.99% .  The FLAT RATE is determined upon a fair market evaluation being done and determining a list price. The FLAT RATE is split between listing agent and buyers agent when sold. Generally the higher the list price of home the lower the FLAT RATE , the lower the list price of home the higher the FLAT RATE. Either way you will still save Thousands when selling with our brokerage..

 

How May Other Brokerages or REALTORS® That Charge Commissions Of 7% On First $100,000 & 3% On Balance Or More Generally Split The Commission? 
Other real estate brokerages or REALTORS® that may charge 7% on the first $100,000 and 3% on the balance usually split the commission  50/50 meaning, 3.5% on the first $100,000 and 1.5% on the balance is offered to other buyers associates to bring prospective buyers to your property and the remainder 3.5% and 1.5% is given to the Listing associate for all their efforts in marketing and attracting buyers. Example: a $400,000 property sold with this model would cost you in total $16,000 + applicable taxes. Please note: By law commission rates are negotiable .

 

Will Other Co-operating Buyers' Brokerages Agents Bring Buyers & Show My Property?
Yes absolutely, approx 90% - 95% of our listings are sold by co-operating brokerages.The reason why Executive FLAT RATE Realty recommends & offers other buyers agents as close as possible to the local asking commission rate (not set by law), is that by offering this buyers agent commission you can be re-assurred that you will get the most exposure amongst all co-operating buyers agents . We feel Other Buyers agents may not hesitate to show your property meaning more buyers walking through, higher walk through traffic,which in turn can translate to higher price offerings i.e higher exposure. Please note: The buyers agent commission is not set by law and is negotiable, but generally, maybe requested by the local buyers agents. From past experience it has been shown that even though buyers agents are bound by a strict code of ethics and should be working in the best interest of the buyer, there may be those buyers agents that may "SKIP" your property and show there buyers a comparable property down the road where more commission is being offered . Even with the internet being widely available to the public, we still feel the buyers agent still has the say into which properties they wish to show & excuses can be made quite easily. We would like to think that this does not happen but "common sense" says it may happen and buyers agents maybe no different to anyone else when it comes to maximizing their earnings. Our feeling is that most other buyers agents have shown and continue to support & show our listings because of the commission offering.
